We Evaluate all properties Monday thru Friday 10 am to 3 pm and try to inspect shortly after. 
Any properties sent in after those hours will be evaluated 1st thing the next business day.  We look forward to working with you.

Not looking for packages unless we can price them individually.

Price Range:

$15,000 to $200,000 but depending on area and condition we could go more. 

Will make special considerations for Rehabbed Turnkey Properties

Inspection Time

We will need the following inspections:

1 visual inspection of the property to verify we want it.

Then we will need one of our certified inspectors to go by once we go under contract to see what rehab is needed.  
The inspection is usually for informational purposes only to give a punch list to our contractors.  We are not trying to nitpick the house to get a lower offer unless our inspectors find something major.

Areas we are NOT buying in but we will partner on:

No Wellston or Kinlock

No Flood Zones

No High Power lines

No Double yellow line roads

Condition:

Any as long as the price is right we can buy almost anything.

We have our own rehab crews.

Bedrooms:

2 to 4 bedrooms are preferred

No 1 bedrooms unless the price works or the property is Section 8.

If Properties are rented please have the following available:

Leases

Occupancy Permits

Rent Rolls for the last 12 to 24 months.
